The First Step – Planning and Design

Before a single tool comes out, there’s a lot to sort out:

  • Agree your vision – We’ll sit down and go through exactly what you want, room by room.

  • Drawings and approvals – If your renovation needs planning permission or building regs approval, we’ll guide you through that.

  • Budget clarity – Be realistic. We’ll give you a breakdown so you know where every pound is going, including a contingency for unexpected costs (there’s always something).

The more time you spend here, the smoother the build will go.

Preparing for the Disruption

A full renovation is not like decorating a room – it’s a big change to your daily life.

  • Dust will get everywhere – We use dust sheets and barriers, but some will sneak through.

  • Noise – Expect it from 8am onwards.

  • Losing access to certain rooms – We plan the order of work so you can still live in the house, but there will be times when kitchens, bathrooms, or main rooms are out of action.

  • Clear out what you can – If possible, store big furniture and belongings elsewhere before we start.

The Demolition Stage

This is when it feels the most chaotic.
Walls might come down, floors get lifted, and your home will look far worse before it gets better.

This stage is crucial – it’s what makes your renovation safe and long-lasting.

Services – Plumbing, Electrics, and Heating

Before the new walls go up, the “behind the scenes” work happens:

  • New pipework or heating upgrades

  • Rewiring or adding sockets/lighting

  • Any data cabling or smart home features

It’s easier and cheaper to do these now rather than later.

Plastering and Finishing Touches

Once the messy work is done, the house starts to feel like a home again:

  • Fresh plaster on walls and ceilings

Decorating and Moving Back In

We can take the project right through to decoration, or hand over to you once the building work is complete.

Our advice: if you’re decorating yourself, let the plaster dry fully (usually a couple of weeks) before painting.

Final Walk-Through and Snagging

Before we finish, we’ll walk you through the whole property and note any little adjustments that need doing.
We don’t leave until you’re completely happy.
